INTISARI
Penelitian ini bertujuan untuk menganalisis dampak positif dan negatif
terhadap masyarakat di sekitar kafe, serta untuk menilai kelayakan finansial bisnis
Rute Coffee di Kota Balikpapan dari tahun 2024 hingga 2028. Data dalam
penelitian ini menggunakan data primer, khususnya jumlah modal investasi yang
diperlukan untuk membuka kedai kopi, seperti biaya izin usaha, sewa, gaji
karyawan, dan biaya peralatan. Data sekunder dalam studi ini terdiri dari data
primer yang telah diproses lebih lanjut; data sekunder diperoleh dari buku, jurnal,
dan referensi lain yang telah didokumentasikan oleh pihak lain. Metode dalam
penelitian ini menggunakan analisis deskriptif kualitatif dan analisis finansial
seperti Net Present Value, Internal Rate of Return, Benefit Cost Ratio, dan Payback
period. Terdapat 3 dampak positif bagi masyarakat, yaitu penciptaan lapangan
kerja, bantuan untuk petani kopi, dan tempat berkumpul serta interaksi sosial.
Terdapat 3 dampak negatif, polusi suara, polusi udara, kemacetan lalu lintas, dan
masalah parkir. Cost Benefit Analysis 317,4418605 menunjukkan bahwa untuk
setiap unit biaya yang dikeluarkan, ada manfaat sebesar 3,174 dan layak. Sementara
itu, hasil analisis keuangan menunjukkan Net Present Value sebesar
Rp314.789.572, atau NPV > 0, yang berarti bahwa bisnis kedai kopi Rute Coffee
dianggap layak. Internal Rate of Return sebesar 32% dianggap tinggi, ini
menunjukkan pengembalian yang menguntungkan dan layak. Benefit Cost Ratio
didapat hasil 1,329364715 yang berarti untuk setiap unit biaya atau rupiah yang
dikeluarkan proyek tersebut menghasilkan manfaat sekitar 1,329 kali lipat dari
biaya, maka proyek tersebut akan dipilih dan akan menguntungkan. Payback period
(PBP) menunjukkan hasil 2,947417548, sehingga waktu yang diperlukan untuk
mengembalikan modal dana yang telah diinvestasikan adalah sekitar 2 tahun 11
bulan.

ABSTRACT
This research aims to analyze the positive and negative impacts on the
community around the café, as well as to assess the financial feasibility of the Rute
Coffee business in Balikpapan City from 2024 to 2028. The data in this study uses
primary data, specifically the amount of investment capital required to open a
coffee shop, such as business permit fees, rent, employee salaries, and equipment
costs. The secondary data in this study consists of primary data that has been
further processed; secondary data is obtained from books, journals, and other
references that have been documented by other parties. The method in this research
uses qualitative descriptive analysis and financial analysis such as Net Present
Value, Internal Rate of Return, Benefit Cost Ratio, and Payback period. There are
3 positive impacts for the community, namely job creation, assistance for coffee
farmers, and a place for gathering and social interaction. There are 3 negative
impacts, noise pollution, air pollution, traffic congestion, and parking issues. Cost
Benefit Analysis 317.4418605 shows that for every unit of cost incurred, there is a
benefit of 3.174 and it is feasible. Meanwhile, the financial analysis results show a
Net Present Value of Rp314,789,572, or NPV > 0, which means that the Rute Coffee
shop business is considered feasible. An Internal Rate of Return of 32% is
considered high, indicating a profitable and worthwhile return. The Benefit Cost
Ratio yielded a result of 1.329364715, which means that for every unit of cost or
rupiah spent, the project generates benefits approximately 1.329 times the cost.
Therefore, the project will be selected and will be profitable. Payback period (PBP)
shows a result of 2.947417548, so the time required to recover the invested capital
is approximately 2 years and 11 months.
