Abstract

Glamor Bakery merupakan industri kecil yang memproduksi roti. Untuk dapat berkembang menjadi perusahaan yang lebih besar dan menghadapi persaingan dari usaha yang sejenis, maka Glamor Bakery memerlukan suatu strategi pengembangan usaha. Salah satu cara pengembangan usaha yang ingin produsen lakukan adalah memperluas pangsa pasar dengan cara menambah area distribusi baru dan pihak produsen ingin memaksimalkan jumlah produksi yang tersedia. Rencana daerah distribusi yang baru terletak didaerah kecamatan Godean atau kabupaten Boyolali karena adanya permintaan dari rekan bisnis untuk memasarkan roti Glamor Bakery di daerah tersebut. Dalam penelitian ini akan dilakukan analisis kelayakan investasi untuk distribusi roti ke area baru. Analisis kelayakan investasi dilakukan pada aspek pasar, aspek teknis, aspek finansial serta analisis sensitivitas selama 1 tahun. Kriteria penilaian investasi dilihat dari nilai Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), Payback Period (PP) dan analisis sensitivitas. Dari aspek-aspek tersebut dapat ditunjukkan daerah yang layak untuk melakukan penambahan area distribusi roti yang baru adalah kabupaten Boyolali dengan investasi Rp 58.082.900,00. Penilaian investasi dengan hasil perhitungan NPV didapat nilai yang positif sebesar Rp 4.237.074,00. Dari IRR diperoleh tingkat bunga sebesar 8,30%. Perhitungan PI menunjukkan hasil yang diperoleh sebesar 1,07. PP menunjukkan waktu yang diperlukan untuk menutup investasi sebesar Rp 58.082.900,00 adalah 7 bulan 2 minggu. Hasil dari analisis sensitivitas, penambahan area distribusi baru ke daerah kabupaten Boyolali layak dipertimbangkan pada tingkat bunga 0% sampai dengan 8,4%. Glamor Bakery is a small industry which producess bread. In a order to be able to develop into a bigger company and to face the competition against the similiar business, Glamor Bakery needs a business development strategy. One of the business development that wanted tp be done by the produceris expanding the market share by adding more new distribution area and maximizing the existing production volume. The planned new distribution area was located in sub district Godean or district Boyolali due to the request from its business partner to promote Glamor Bakery’s bread in this area. In this research will be analyzed about the feasibility of investment for distributing the bread in the new area. The investment feasibility analysis was done on the market aspect, technical aspect, financial aspect, and sensitivity analysis during 1 year. The invesment assesment criteria was seen from the Net Present Value (NPV), Internal Rate of Return (IRR), Profitability Index (PI), Payback Period (PP), and sensitivity analysis. From those aspects can be shown that feasible area to be the new distribution area of Glamor Bakery’s bread was Boyolali with an invesment of Rp 58.082.900,00. The invesment assessment with the NPV measurement was obtained a positive value of Rp 4.237.074,00. From the IRR was obtained the interest rate of 8,30%. The calculation of PI shows the obtained result of 1,07. PP shows the duration that needed to recover the invesment of Rp 58.082.900,00 was 7 months and 2 weeks. The sensitivity analysis result shows that the addition of a new distribution area in district Boyolali is feasible to be considered in the range of interest rate accounted for 0% until 8,4%.
